Use maintenance signals without mistaking them for labor or compliance ratings.

Read the numbers carefully

Open totals reflect current work. Reporting-period counts use the dates described next to each metric. A dash means there is no eligible data, not a zero-minute repair. Elapsed times include nights and weekends and are not billable labor time.

Review aging and repeat issues

Aging groups show open work under two days, two to seven days, seven to fourteen days and over fourteen days. Repeat issues group requests by unit and category in the selected period. They suggest a review, not proof of a root cause or a legal service-level breach.

Vendor response signals

Response metrics use recorded contact and response timestamps for the currently assigned vendor. They do not grade a vendor, reconstruct historical reassignment performance or prove that a repair met a required standard.

Use the activity log

The read-only activity log records actors, timestamps and changed field names from this release onward. It is property-scoped for managers and staff. Detailed maintenance notes remain in request history. The log does not contain passwords or complete secret access links.
